How much does permanent outdoor lighting cost?
Most Seattle-area residential installs land between $3,500 and $8,500, depending on linear footage, number of gables, and whether we’re including landscape or patio zones. Every home is custom-quoted after a free in-home demo — no templates, no ballparks over the phone.
Will it look weird during the day?
No. The track is matte, color-matched to your trim, and tucked up under the drip edge of the roofline. From the street in daylight, you have to be looking for it to see it — we bring sample sections to the demo so you can hold one against your actual fascia.
Can I use it for everyday accent lighting, or is it only for holidays?
It’s one system for every occasion — holiday, gameday, accent, and security are all built in, not add-ons. Most of our clients run warm white as nightly accent lighting eleven months of the year and switch scenes for holidays or events with a tap.
Do you install for commercial properties?
Yes — storefronts, office complexes, HOAs, and hospitality. We handle everything from a single façade to multi-building campuses, with scheduling that keeps your business open through the install. Seattle, Bellevue, and Kirkland commercial jobs make up roughly a third of our book.
What’s the warranty?
The pucks carry a 20+ year rated manufacturer warranty, and we add a 5-year Cascade Lumen workmanship warranty on the install itself. Both are transferable to the next homeowner if you sell — and because we own our shop here in King County, service calls never route to a call center.
How long does the install take?
Most residential installs finish in 1–2 days. You don’t need to be home during the install — just at the end, so our crew can walk you through the app, pair your Wi-Fi, and tour every scene before we leave.
